• The drawings, by visualizing your future room and maximizing its space and flow.

Using the information prepared in the Design phase, it is now possible to evaluate the cost of your project and prepare a timeline for the execution. Here we have two options:

For smaller projects:

• It is possible to accurately estimate the scope and prepare a contract with a fixed cost that will cover the whole project. This turnkey option is ideal for projects like bathroom renovations without major changes to the room’s layout.

• The timeline for execution is straightforward and does not require much coordination between the contractor and the client.

For larger projects:

• Such projects often have greater uncertainty or complexity than turnkey jobs, which makes them ill-suited to a fixed-cost contract. For example, demolishing a wall that may be load-bearing or renovating an old property while bringing it to today's standards are projects that require constant adjustment as they evolve. In these cases, a cost-plus contract including the project costs themselves and a management fee is the best option.

• The timeline for the execution is also more complex, and daily or weekly decision-making meetings must often occur between the contractor and the client. It is important to work with someone you get along with.

From demolition to finishing touches, the execution phase is by far the longest in any project. If planned properly, it should be flawless with only minor surprises on the worksite. Two main elements make a difference during this process:

• Communication: proper communication channels must be established between the contractor and the client from day one. More efficient communication means quicker decisions and a finished job of higher quality.

• Monitoring: keeping track of the budget and timeline is essential. A properly defined scope of work with a good monitoring system will prevent budget overruns and keep everyone accountable.
